    Lake Stevens home values vary significantly by school zone, lot size, and whether the property is waterfront or has lake

    Three things move a home fast: accurate pricing, professional staging and photography, and aggressive first-week
    marketing. I price using live NWMLS data, prep the property with my contractor background to fix issues buyers will
    flag, and launch the listing on Thursday so it hits maximum traffic through the weekend. Most of my Snohomish County
    listings receive offers in the first 7 to 10 days.

    Both markets are competitive but more balanced than Seattle proper. Lake Stevens has seen steady appreciation driven
    by lake-area demand and strong schools, while Marysville offers more new construction and entry-level price points.
    Inventory typically sits at one to two months of supply, meaning well-prepared sellers are still receiving multiple offers
    and buyers should be ready to act quickly on the right home.

    I hold both a Washington real estate license and a general contractor's license, which is rare. That means I can spot
    foundation issues, roof age, and remodel potential during a showing — not after a $700 inspection. For sellers I know
    exactly which repairs return their cost at closing and which don't. For buyers I can scope out an ADU build or a remodel
    before you ever write the offer.
