It depends on your priorities. Families gravitate to Lake Stevens and Mill Creek for top schools and lake life, while
Marysville and Arlington offer the best value per square foot and newer construction. Edmonds and Mukilteo are perfect
for waterfront views and a walkable downtown, and Everett gives you urban amenities at a lower price than Seattle. I
help every client weigh schools, commute, and budget before we pick a target area.
From the day we start working together to closing day, plan on 45 to 75 days. Roughly two to four weeks are spent
touring homes and writing offers, then 30 to 45 days to close once your offer is accepted. In a hot Snohomish County
market we sometimes write multiple offers, so I build that into the timeline up front. Pre-approval before we start can
shave a week off the front end.
If you plan to stay in the area for at least three to five years, buying almost always builds more wealth than renting in our
market. Snohomish County still offers ownership at price points well below Seattle proper, and mortgage payments lock
in housing costs while rents continue to climb. I run a personalized rent-vs-buy analysis for every client so the decision
is based on your numbers, not generic advice.
A buyer's agent represents you, not the seller, throughout the home purchase. We tour homes together, write your offer,
negotiate price and repairs, coordinate the inspection and appraisal, and guide you to closing. In Washington, buyer's
agent compensation is negotiable and often paid by the seller, so working with a dedicated buyer's agent typically costs
you nothing out of pocket.
